Fire Suppression & Alarm System
Honeywell Silent Knight · Fire Tech Systems, Inc. · NFPA 72 Compliant · Installed 2020
The fire suppression water infrastructure at Vidalia Mills was not designed to protect a building. It was designed to protect one of the largest privately owned textile manufacturing operations in the American South — 860,000 square feet of continuous production running 24 hours a day, 365 days a year.
A 5.4 million gallon per day industrial wastewater treatment plant feeds a dedicated fire pump room installed and warranted by Fire Tech Systems, Inc. This is not a commodity system dropped into a warehouse. This is infrastructure built for a facility that could never afford to stop.
A water system that cannot be replicated — backing a fire protection system that means business.
A dedicated fire pump installation — FTS Project #10173MC — was designed, installed, and warranted by Fire Tech Systems, Inc. on May 27, 2020. It serves the full sprinkler suppression system across the entire 860,000 square foot footprint.
The fire pump room draws from a 5.4 MGD industrial water system — originally built at a cost exceeding $10 million. The water infrastructure alone is 3–5× the output of a municipal plant serving 15,000 people. There is no shortage of supply.
At 860,000± square feet, the protected footprint at Vidalia Mills exceeds the interior floor area of the New Orleans Superdome. Protecting a facility of this scale requires more than a standard commercial fire system — it requires infrastructure.
The fire alarm system at Vidalia Mills runs on the Honeywell Silent Knight platform — the industry standard for commercial and industrial fire detection worldwide. Two panels protect the facility: the SK-6820 and SK-6700, both NFPA 72 compliant, addressable, and capable of zone-by-zone monitoring across the full 860,000 square foot footprint.
Installed by Fire Tech Systems, Inc. in May 2020 as part of the Vidalia Denim Phase I build-out, the system was designed from scratch for this facility. Complete operating documentation for both panels is included — the next operator can take possession with a fully documented, professionally supported life safety system from day one.

Key or code access for alarm and trouble silence. Silence LED confirmation. Reset clears acknowledged conditions without disrupting monitoring continuity.
Real-time per-detector compliance status: NORMAL, CAL MAINT (maintenance due soon), or CAL TRBLE (non-compliant). Zone-by-zone SLC tracking across the full footprint.
All alarms, supervisory signals, and trouble conditions recorded with timestamp. Reviewable by authorized operators at any time directly from the panel. Full audit trail.
Individual point and circuit status across all SLC modules. Enable/disable per point for maintenance without disrupting full system operation.
Built-in fire drill accessible from System Tests. Operator-controlled start/end with full alarm simulation for NFPA 72 compliance testing requirements.
Two separate signed warranty letters from Fire Tech Systems, Inc. — one for the Fire Alarm System and one for the Fire Sprinkler System — both personally signed by Linda M. Biernacki, President. In an industrial liquidation of this scale, this documentation is exceptional.
Project FTS# 10173MC — Vidalia Denim Phase 1 and Pump Room. Fire Alarm System warranted free from material and workmanship defects for 12 months from substantial completion.
Project FTS# 10173 — Vidalia Denim Phase I. Fire Sprinkler System warranted free from material and workmanship defects for 12 months from substantial completion.
Any serious industrial buyer taking on a facility of this scale faces immediate questions from insurers, fire marshals, lenders, and operations teams about life safety compliance. Having everything is not just valuable — at this scale, it's essential.
Every key department has a named contact — not just a phone tree. The people who installed this system are available by name to the next owner.
